Most of the Adelaide suburbs fit into the Neighbourhood zone where granny flat are permitted. The permitted zones include Established Neighbourhood Zone, Hill Neighbourhood Zone, Waterfront Neighbourhood Zone, Housing Diversity Neighbourhood Zone, General Neighbourhood Zone and Surburban Neighbourhood Zone. 

 

Here are the basic requirements for granny flat in South Australia:

- Built on the lot size of no less than 600

- Maximum built size of 70

- Maximum site coverage of your house and proposed granny flat stands within 50-70% (depending on each Council)

- Services of the granny flat must be connected to the primary house (i.e, electricity, water, sewer)

- Maximum 2 bedrooms and a bathroom with toilet

- No granny flat is allowed on subdivided land
